Hello Investors communityIn contract to buy a duplex in Lake Havasu city AZ, we have 1 of the tenant that has been there for 17 yrs, receive HUD rent assistance basically a section 8.If we send a 60 days notice ( month to month lease - should be 30 days notice ) to evict , will HUD can oppose to eviction ?

Sounds like you have a potential legal issue on your hands so you may want to consult an attorney to assist.

Wondering if it is worth getting my real estate license license in CA to assist with finding/ closing investment deals. 

We have an application and the tenant is going to be getting housing assistance form catholic charities out of Wilmington DE.I'm told it's kind of like section 8 assistance but I'm looking for opinions of people who have worked with catholic charities.The good and the bad.

I asked the broker I am working with to find out more about the property and he was told the Seller's agent is not willing to work with him as a buyer's broker.My broker told me that if the seller's agent refuses to cooperate the seller's agent will keep the entire 6% commission and I would have to pay my broker 3% directly.I would feel much more comfortable doing a deal of this size with the assistance of a broker representing me.

House hack a single family house (1-4 units) 3% or 3.5% down, figure out closing cost assistance to keep your closing costs as low as possible and rent your extra rooms or units to a tenant.

While I only have 4 units at the moment, I have plans to expand into the double digits and beyond in the next few short years.

Vet them first to make sure they are qualified to assist you on your search, and make sure you guys are a good fit.
