Since them I have dug deeper and found the irs is now requiring this information be conveyed to them.

In some ways, it is no different than syndicating LTRs, but you are right to dig deeper into the unique risks/rewards.Thus far in my research the answer to all of those questions is "it depends."

For CYA purposes my first impulse is to require tenants to have renters insurance — if they cause a fire it gives me someone to go after with deeper pockets than a tenant.

Hi @Josh Zephir, on the surface the property you are looking at seems reasonable but there are a few things that give me pause and I would dig deeper into.  1.

Additionally....there will be no way to prove this...but generally speaking...HomeVestors franchisees tend to buy houses at much deeper prices than independent investors.
