@Ivan Casale it really comes down to your exit strategy: If you’re into creative financing then low to no equity list are the best, there’s very little competition from other wholesalers as most of them don’t know how to structure it.However If you’re trying to wholesale the deal on a traditional cash offer basis then you will have more chance to get a discount from a high equity seller, the fact that they got more equity means they have more room to negotiate.

Although not impossible, it is very difficult to find a steal through the multiple listing service or one of the online real estate sites because there is so much competition out there.

Then, you can contact 1-3 contractors for each specialty to get the most competitive bid.Hope that helps!

Competition for rentals is tough, but kudos on your purchase.

Perhaps some banks have different rules, but I have always encountered loan officers who require rent rolls to have been on the book for 2 years before counting them in the income to debt ratios, so you may not be able to use expected rents.That said, if you are newer to the investment landscape, and this is your first or second rental, you shouldn't have an issue getting a competitive loan on a primary residence and converting your current primary into a rental.

We have seen properties with an adu, do you think those would have less competition from other buyers?

I have paid the tiniest fraction of money to maintain them, they have provided me tax deferral today, they have grown tax free, and they have compounded absolutely beautifully and it gets better the longer they are invested.

What are you doing to set yourself not just apart from the competition.. that is not good enough.. what are you doing to set yourself ABOVE the competition?
