Making primary residence rental - mortgage qualification question
We are considering turning our primary residence into a rental, and purchasing a different primary residence. I understand that if we have a lease agreement in hand for the primary residence, we are able to use that rental agreement income when we are applying for the mortgage for our next primary residence. My question is, are we able to count expected market rent if we don’t have a lease agreement in place at the time of applying for the next mortgage? From my research it seems like that may be a possibility, but I haven’t been able to get solid answer on it.
