@Jason Jones: No magical bullet advice here, but in my experience, and practically with each and every one of the transactions, it is truly door-knocking or rolodex (yes I am old fashioned) calling every bank and asking for their commercial loan officer.

Do the Low E windows qualify for any federal, state, or local rebates or energy efficiency tax credits?  

I'm ready to pull the trigger on this deal but I want to make sure I got the bullets first😊 And from what I've been reading timing is everything. 

There's a lot of energy (oil & gas, wind farms, solar, etc.) going in out here and there are a lot of smaller towns outside of Denver, Fort Collins, etc. that currently have a housing shortage.It's worth doing your homework, having patience, and hunting for deals.

Your electric provider will likely be Xcel Energy, and depending on where this duplex is located in Minneapolis your Natural Gas provider will be either Xcel or Center Point Energy.

I finally had to bite the bullet when I was renting part of one house for part of the year and the whole house for part of the year and part of another house for part of the year and the whole house for part of the year and a whole house for a whole year and...you get the idea.

Sometimes, with untrainable tenants, you just have to bite the bullet and have them put down. 

If you don't mind "bullet holes" all over it, go ahead and reinstall it.
