I rented my recent 2 bed for $1,100.

The retail market houses sell in a day with multiple offers and STUPID high over asking offers.

I just recently (February) bought my first home (3 Bed, 1 Bath) and planned to make repairs and then start house hacking after that.

Rents go for 11-1200 for the 2bed units 900 for the 1 bed unit.

As you mentioned, a 4 bed/3 bath is pretty big, so that requires a specific type of tenant.

@Jeff S.I think selling to another investor would be by far the easiest option, even if it means selling for less than I would like.It is a 3 bed, 2.5 bath, 1344 sq ft house built in 1977 currently rented for $1695.

Since yard maintenance was clearly in the lease as the tenant responsibility, the PM contacted the tenants and gave them a short period of time to mow the grass, trim the hedges, and weed the flower beds. 

If anyone owns a 2 bedroom unit in Franklinton I'd appreciate a little feedback please.The main question I'm trying to answer is can I pencil in a minimum of $900 in rent for an updated 2 bed in Franklinton if I purchase there?
