Making Major Repairs with Tenant

Hi all, I'm new to posting here and need some advice. I just recently (February) bought my first home (3 Bed, 1 Bath) and planned to make repairs and then start house hacking after that. A few weeks ago, two people asked to rent out the other two rooms once I was done. I agreed, we shook hands, and that was that at the time (yes, I would have them sign a lease though once they officially moved in). There was a slight change in plans because one of the tenant's old landlord decided to sell the house and they had to move. This tenant signed the lease and moved in at my place. The only problem is that I want to tile the bathroom floor but I'm not sure what to do about the tenant living there as well since there's only one bathroom and doing the tile work would take a few days. Any suggestions?
