Because my dad has access to specific veteran lending programs, we would like to use those programs for some of our potential buy and hold deals.

Like;Where do you live, what is your apartment number? 

I found an 8 unit apartment community, but am unsure about how to get financing since my credit and income will not qualify me for the purchase.

@Tyler KastelbergHi Tyler, what is the typical cash on cash return in passive RE investment instruments like apartment buildings, commercial RE, RE Mutual Funds, REIT?

With that being said, if the home is truly worth 800k, then you should access that capital and deploy it on other high quality investments that will give you a great return.

I have at least $20K that I can put towards a deal and have access to private money, but want to raise my confidence before jumping into a distant market.
