First apartment purchase (hopefully)

Hi everyone, this is my first time posting and am looking for some advice. I found an 8 unit apartment community, but am unsure about how to get financing since my credit and income will not qualify me for the purchase. I feel like it's a good deal at $300000, 8% cap rate and 100% occupancy. The rent range is $600 for 1br and $715 for 2br (4 of each). It also has 1 acre of land. I guess I have two part question... What are my options for purchase with sub par credit and is it a decent purchase?
