Personally, I would recommend going to Facebook to find other investors in your market that specialize in mobile home investing.

They specialize in helping active or retired service members use their benefits toward investing.

I plan on doing buy and hold real estate of SFRs and small multifamilies, so a firm that specialized in that would be great.

Given that you have only a few days I would absolutely start by talking to your inspector and if he/she recommends it, get a more specialized opinion asap.

Only 5% of homes are selling for above asking (given they have something special about them). 

Sure it's ridiculously expensive, but for someone that specializes in small multifamily properties, there is no better data source.I also use a lot of saved searches in the MLS that send me everything that sold, price changed, cancelled, came back on market, withdrew, etc.

If you plan to get into mobile home investing, it's best to study up on the product itself and network with other contractors who specialize in working on mobile homes should you need help with the fix-up work.
