Does anyone play with mobile home investing?

Has anyone invested in mobile homes? If so is there a big difference in investing in mobile home and regular property as far as the process?

@Fredrick Lewis Yes, the main difference between mobile homes and regular properties such as single-family homes, duplexes, and apartment buildings are how the homes are made and the materials they're made out of. Since mobile homes are more affordable, the materials made of them are of a more lower-grade quality. Though with anything, you just have to keep up with the maintenance. If you plan to get into mobile home investing, it's best to study up on the product itself and network with other contractors who specialize in working on mobile homes should you need help with the fix-up work. 

Regarding the process, if you buy the mobile homes itself (without any land attached) it's considered personal property (such as a vehicle). Usually, the process is handled like buying and selling a car. In many cases, you don't necessarily need a title company if you study how to do your own due diligence. 

On the other hand, if you buy mobile homes attached to land (real property) it's the same process of purchasing any other piece of real estate. You'll probably want to bring in a title company and/or attorney to help you with the closing process. It's best to get a thorough title search done before you close.
