This morning I took the time to call all of the title companies in the Dover, De area and to my luck either the line was out of service or I got an answer only to find out none of them do closings.

I just got the delightful news this morning from my agent that the sellers of the single fam don't have any keys to give me. 

I figure this could play to my advantage as I would have morning hours to make phone calls and appear places before work.

9% cash on cash is ok(that's a soft ok) as a stand alone number, but the risk vs return here seems way off balance from just those numbers.Just my input hope it helps 😊Santi

That cheating on your taxes is as well.Lay people - those whom the  law is intended to regulate by its statutes - are most certainly able to read the plain meaning of the law and know what it says.By your self-serving logic, every citizen would have to check with an attorney before getting out of bed in the morning. 

Just got my loan approvals at 1.7 mil for that work plus the cost of the dirt.. 300k in soft cost and 3 years in the making.. the nice thing about our market in Oregon NO one buys before approvals you risk entitlement costs.. but close on dirt is after that..

The officers and the police told me not to touch it as the bank claimed this morning when I closed all my accounts that they will transfer it back eventually when the fraud investigation closes at my bank.
