While residential sales was a great experience I am interested in pivoting to investing (single family or small multi-family properties).

Does anyone have suggestions on a company that can demo and install a 16x20 single garage (detached).

My goals consist of starting out with Single family (already have my first deal picked out, and in negotiations) then quickly moving into Multifamily and then growing it from there.I do my research and I'm always expanding my knowledge, I don't do anything with out full commitment and I'm looking for the same from a partner.I've always had a way of finding deals in my life (eBay, Amazon, Facebook, Craigslist, etc. ) and I'm more motivated than ever to find them since being introduced to real estate investing. 

I’m just looking for a self-directed Ira that is cost effective for a single transaction. 

Then go buy one like SFH Single Family home 1,2 and duplex were all purchased within the last year.

Also a heads up to everyone, we have a 12 unit and 4 single family homes (side by side) as a contract to assign.

I’ve also found a single family for me that is in need of repairs.

I was interested in some single family homes specifcally in Lombard.

@Pam LynnGenerally, for a single family, management is going to run 8.5%-10%. 

@Brian Murray a lender would be best equipped to handle this question, but for most secondary loans (Fannie/Freddie) that I've seen you'll need to go FHA to take advantage of lower downpayments with an owner occupant situation. 5% down conventional is typically single family residences.
