I grew up in the construction business with my father being an architect/ general contractor and my mother being a real estate agent.

It is currently owned in an irrevocable trust, with my mother inlaw and aunt inlaw as trustees and beneficiaries (I presume this the correct structure).

Not a funny excuse, but an unusual reason for not paying rent... the family breadwinner was picked up by ICE and detained, later deported, his three young children and their mother were left behind.

I'd walk away flood houses are not a good investment, not only could there be unrealized damage from past floods, but I don't think you're giving mother nature the respect she deserves when it comes to future floods.
