Investment Info:

Single-family residence fix & flip investment.

Purchase price: $300,000
Cash invested: $235,000
Sale price: $617,000

Whole house remodel where we fixed structural issues and installed new septic system.

What made you interested in investing in this type of deal?

I grew up in the construction business with my father being an architect/ general contractor and my mother being a real estate agent. After being drilled into my head that we needed to go to college and get a corporate job for the benefits, I did just that. I worked in the corporate world for about 3 years before I thought how can I use what I learned in the corporate work and other knowledge I have accumulated over my lifetime. The natural step was to going into real estate investing.

How did you find this deal and how did you negotiate it?

I found this deal on the MLS and it was a bank owned property. There were several bidders, so knowing our where I needed to be for my desired profit went to the higher end of my purchase price.

How did you finance this deal?

I saved my bonuses from my corporate job for 3 years and combined that with my life savings. The rest of the funds came from a private investor.

How did you add value to the deal?

I handled all aspects of the project making it hands off for my private investor. I did the drawings for permits, permitting process, budgeting, scheduling, project management.

What was the outcome?

The outcome was about a 12% profit.
