I spoke with a builder broker in the area who was REALLY interested in meeting me and asking me for the addresses but as soon as I brought up signing NDA/Non-compete he never replied.

Hell, with the time I've spent on these replies, I could have registered 1/2 dozen LLC's and EINs :)I even emailed my buddy a "cheat sheet" so he could click though the menus faster than I did my first time.

He replied “well when we bought it, the realtor said it was only 20 minutes to Dollywood, and it’s really 40 minutes, so we don’t think it will do well.”
