So if anyone in North jersey, New York city or Allentown PA area willing to take someone under there wing I would be more then grateful I’m willing to do anything intern, pick up trash anything.

No doubt there will be some internal and/or external common areas to be built too.

That is not a lot of cushion to do the interior, paint, flooring, kitchen, bathroom rehab if needed.

@Aaron Mikottis Full interior rehab (electrical, plumbing, kitchen had all new drywall, nee plywood was added on top of old subfloor boards, trims, casing, doors, water heater etc.).

Also, if it's true that your place needs only new carpet and interior paint, your make ready estimates are too high.

I was born and raised here so I am used to the crazy prices and lack of cash flowing properties ;-) I'm an engineer by background so I love my spreadsheets and internal rate of return analysis!

Our company has a General Contractor, Interior Designer and Real Estate lawyer if you need any of those services.  

One house I am looking at may need new interior drywall and a few windows but I think the electrical/plumbing is still good.

I know the interior is staged, very well I may add.
