Boiler systems can get really expensive to replace, and electric baseboard is expensive on the electricity bill.Deferred maintenance: Freezing/thawing is hard on driveways, foundations and concrete in general.  

Once dropped and put on a foundation, does the mobile home become real property and taxed as such? 

Rough is ok, and Foundation.

There is never one defining moment, but a series of small moments that don't look like they're moving the needle (and thus, most people quit as they don't see the instant result), but these small unnoticeable decisions/actions are the foundation of your identity. 

Age matters, but look at the major items, such as HVAC, driveway, windows, roof, foundation, kitchen, bathroom, etc.

I have been told by actual engineers that gutters are great for a home because they keep water away from the foundation. 

On frame is essentially a lot like a manufactured home from a foundation perspective.
