We have been using a custom leases for years and LOVE it!

The time difference is something we can't do anything about of course, but as far as the other points, we know a thing or two.A property management company will charge you anywhere between 20-30% of the gross rental income and will take care of most you need to consider: bookings, customer service, maintenance, reviews, and cleaning.

It's indicative of a lower quality service, which will end up manifesting in other areas (PM, customer service, payment times) even if the property itself is fixed up.

It helped that I worked as an estimator for a local residential custom home builder for a while.

But that guy had problems, left him and started working for a Custom Luxury Home builder in Dallas, where I got to see a lot of really cool homes. but I never felt like I was REALLY doing anything, just fetching tools and riding along for the most part.

Our argument is what if the part got rusted while we are under warranty.  

If wind caused the damage that led to water, then there is an argument.

But a lot of times the best move is just for the  buyer's agent to hit up the listing agent and find the seller's pain points, and customize the offer to that.

Likewise a call to any of the local news stations investigative reporters.A TV news story about a real estate investor screwing the proverbial little old lady (no offense intended) will get a lot of eyeballs.I don't know that you'll have much success going after the contractors as you were not their customer.
