home needs paint, here is a list that I got quoted $7,500.00 for Ive bought wall paint alreadyHe is supplying everything else, tape, brushes, trim paint ETC.Paint entire 3150 Sq ft home Paint ceilings Repair texture and paint water damage in 3 areas of the ceiling Paint entire 2 car garage Paint all oak cabinets White, sand, prime and paint correctly off hinges probably 25 doors, and 15 drawers Paint all 12 doors paint stair case wood polespaint baseboards the foyer has very high vaulted ceilings. it is a decently large home as well.

The building department informed me I will need a structural engineer to sign off on cutting into the foundation walls, a friend who lives in the area claims having to wait weeks for the HOA to respond to requests, etc.

In order of decreasing importance, I worry about liability from burns on children/pets (they get ridiculously hot while operating), risk of house fire (like if they lean something combustible against it or do not provide a wide enough berth around it), and smoke damage/deposits on the walls from improper use/air mixture adjustment.

Need contractor for trees removal, prepare electrical and plumbing (water & sewage) connection with main house and prep a flat ground for the tiny house on wheels Need contractor for adding a bathroom and shower in the garage, some dry wall work and plumbing, then tile & finish if you have different recommendation for different job, I'm ok to be the project manager my self =)2) converting garage to JADU --  This I probably will look for a contractor can do everything including permit. any suggestion greatly appreciated!
