This morning I woke up so frustrated and irritated because I am trying to raise $125k for my newest mixed-use project I have under contract and I feel like I have been failing to raise funds and hitting a brick wall.

By adding a pitched roof to the addition, the new roof will have to either tie into your existing roof or up against the wall of the house some how.

The home has plaster walls and the elctrical is knob and tube.

The building department informed me I will need a structural engineer to sign off on cutting into the foundation walls, a friend who lives in the area claims having to wait weeks for the HOA to respond to requests, etc.

My realtor says to use an industrial dehumidifier, but the waterproofing company says it needs french drain and concrete floor with waterproof wall covers.

@Jaron Walling Yes, I don't want to fall for the trap with all the high numbers.

Do you see a bunch of patches on the walls or do they look professionally painted?

In order of decreasing importance, I worry about liability from burns on children/pets (they get ridiculously hot while operating), risk of house fire (like if they lean something combustible against it or do not provide a wide enough berth around it), and smoke damage/deposits on the walls from improper use/air mixture adjustment. 

Need contractor for trees removal, prepare electrical and plumbing (water & sewage) connection with main house and prep a flat ground for the tiny house on wheels Need contractor for adding a bathroom and shower in the garage, some dry wall work and plumbing, then tile & finish if you have different recommendation for different job, I'm ok to be the project manager my self =)2) converting garage to JADU --  This I probably will look for a contractor can do everything including permit. any suggestion greatly appreciated!
