I've been a long time lurker and my new year's resolution was to start posting on BP and actively participating in the discussion.By way of an introduction, while new here on BP I've been an investor since 2009, and since then I've had the change my real estate strategies three times including: short sale buy/sell to short sale rehab to buying directly from sellers and rehabbing and finally wholesaling from sellers.

I'm not sure on the exact timing in Idaho but in FL I can't count the day I post it, weekends or holidays so if I post on a Saturday the tenant would have until midnight on Wednesday to pay the rent and I could file on Thursday.

Listen to all the podcasts they are awesome, be active in the forums and interact with people.

I've confirmed from my head underwriter (on the weekend too wow) you can use rental income upon purchase solely with no other sources of income.

I like to be pro-active and do more than is absolutely necessary.So far the XRF has only come up with lead areas that were small or easy to cover (encapsulate).

@Jason MercheyCurious, why would you list it with an agent after completion, but Not list it now and try to reach only some of the active agents, as opposed to being in MLS where it will be available to all agents?

Hi all, as requested by Josh and Brandon in the past few podcasts, I have decided to enter the forums to become more active in all aspects of real estate investing.

Also, when I set up this account, I just used two letters as I am leary about signing up for websites. now that I want to be more active with BP, does anyone know how to edit the name to reflect my actual name?
