Now, since they do not know the interior condition of the house you are able to appeal your county valuation by providing an appraisal telling them the house is worth less per a reputable ad valorem tax appraisal or other methods (county should tell you what they accept).

It could be money, it could be time, it could be some other service—ex: if you are an accountant or a web designer etc Just make sure you are bringing something to the table and not just asking them to essentially work for you for free.

By purchasing TK, am paying someone else to find reputable contractors to completely the rehab, do all the work to make sure that it will have a good inspections, vet and place a tenant in the property all before I have to purchase it.

One other piece to the puzzle is that you need to remember the Qualified Intermediary (QI) will be holding your funds, so you need to make sure they are someone who is reputable and who has a demonstrated history of acting appropriately.Many years ago, there was a QI who acted inappropriately and who ran off with large amounts of client's funds.
