They can set up payments to come out through their bank account. they can pay by credit card and they can pay by cash at participating vendors.

Trying to keep owner's, tenants, and vendors satisfied with the same activity can be tricky.

What makes a LLC useful is guidance from a licensed professional, tailoring of a LLC operating agreement suitable to your business needs, and a variety of other operational details such as properly maintained records, establishing banking, insurance, and other vendor relationships for the LLC correctly, etc.  

However, if you are using closed cell foam on the inside of your wall assembly, I would recommend using Roxul Comfortboard 80 (or an equivalent rock wool board from another vendor) rather rigid foam (XPS or polyiso) as you do not want a strong vapour retarder / barrier on both sides of the wall sheathing.The other thing to keep in mind is the ratio of "inside" to "outside" R-value.  

Enter a maintenance request, assign a vendor, attach a fake invoice.

I like what I do now.. close knit group of investors.. close knit group of vendors.. no advertising no website no facebook no linkdin no twitter none of that junk :).. play around on BP .. try to help if I can based on what experiences have transpired in the past.. its all good.

I've  handled many fire damaged home claims where the insurance company's preferred vendor contractor quoted $25k (or less) to do the repairs. 

That way, I can get their feedback and assurance on the vendor.
