Potentially ruining your reputation with the brokers that bring you the deals because word travels fast and you might get a reputation for being a guy that gets deals under contract, but then not performing. 

If you purchase property here, traveling to the area becomes a tax write off to check on your property! 

So, while my profit is $16,260/year, I only pay tax on $1200/year, unless I spend $1200 on repairs, travel to inspect the property, etc, then my $15k is tax free.If I decide not to rent it out in 6 years when its paid off and instead move in. 

I've researched and am confident that I can analyze a good deal on a property and run my numbers as well. 

I have been trying to analyze at least one deal every day for the past few months and am slowly gaining confidence in that aspect of the game.

You may want to look into an area that you enjoy visiting so you can occasionally travel for vacation and check on your investments (tax write-off).
