Seems like a sound strategy to transition into a lower maintenance, lower risk, lower return portfolio.

C neighborhoods are usually transitional - they're either declining to D or being rejuvenated to B.

So I am transitioning to single-families for the time being. 

A builder friend of mine put a new construction property up in a transitioning neighborhood that would have sold at his ask in a day or two at the end of last year.  

The property should appreciate over time due to location and demand, and should bring much more monthly income than the LTR, something very important to me as I prepare to transition out of the Army in two years.

the most frequent transition to SFO was right over palo Alto  anything coming from Hawaii the Asia etc.. and they were right at 15k feet and out come speed brakes and or flaps and with the 747s it was a big rumble .

When using the VA loan I know that I have to live in the house as a primary residence for a year before I can transition it into a rental property.I was interested in hearing everyone's thoughts on this.Thank you very much!
