Seeking consult with a luxury vacation rental operator

I am under contract to purchase a luxury vacation rental and would like to buy an hour of time to understand how to do due diligence for the business.

I'm looking for a qualified individual who has this experience:

1. Purchased an existing vacation rental and transitioned an existing book of business.

2. Operated a high end property with ADRs in excess of $600.

3. Built a business in an environment of softening demand (possibly in a different industry).

I will say that most of the folks who have very high end rentals don't manage it themselves. You could reach out to some of the Lake Tahoe management companies.

You could also ask your questions here. Lot's of folks on here have higher end STR's. Mine isn't that high end, but many questions are relevant to all rentals.
