@Linda Weygant my understanding was that properties purchased with 401k funds cannot benefit from depreciation, because the earnings from the 401k are not taxable.

Luckily I don’t need the income from the rental properties to live off of yet so what I’ve been doing is channeling all the funds after PITI and management (and charged maintenance for that month) into separate accounts for each property.

Also funding it I was looking at options of 401k that I have sitting there that I can transfer or cash out because I just switched Jobs 6 months ago, look into refinance our home that I have been in for 3 years, or bank.

I recommend you wait until you find something that cash flows so you have funds to set aside and deal with unforeseen issues.
