Self directed IRA question from a newb.

Hello, I left my former company and since I was not fully vested I lost half of my 401k. I recently heard about rolling over what’s left into a SD-IRA. I have two questions with that. How does it work with taxes if I roll a 401k into a SD-Roth IRA for investing? And what companies are out there that handle SD retirement accounts? My goal is to use the SD-Roth IRA to keep investing in rentals, i.e. purchasing new properties and to start micro lending. Thanks in advance!
