Good investment or not? Newbie in real estate

Hello, My name is Andrew and my wife and I have been looking to invest into real estate in the Central PA area. I have been listening to BP ever since I found the podcast three weeks ago. I have my eye on a duplex to start with that I am taking a look at Wednesday. Based off the pictures online it looks like it is in pretty good condition with little rehab. Based off of everything I have gathered with everything looks to be a cash flow of 200$. This is were he has rent set at currently however it is relatively low. What kind of cash flow should be expected from a duplex? Not really sure what a good deal looks like but looks like there are some low hanging fruit with this property. Also funding it I was looking at options of 401k that I have sitting there that I can transfer or cash out because I just switched Jobs 6 months ago, look into refinance our home that I have been in for 3 years, or bank.
