In a perfect world I would like to have a few good GC to repair the homes so I can stick to what I am good at; finding deals. 

@Kyle SailorJust from my personal experience I would stick with craigslist ads and direct mail before jumping into PPC ads.

It does help keep you covered, some people stick with one LLC its all personal preference and how much risk you want to take. 

Try them all, just stick to your requirements. 

So the more I look around on here I see that people say, "pick a niche and stick to it!"

As for now, with an involved job, aiming to keep to a part-time role and sticking to more buy/holds.

How much do you stick aside for repairs?

Five or ten units with too much mix and match and your garage will get full of paint cans and you will need your own catalog to track it...even if you use two colors maybe stick with those in your rentals, a trademark...I would think efficiency and not hgtv...

Once you find the perfect platform, stick to it, and master it.
