The reason we were able to make the purchase below market was because the sellers knew us personally through BROA and they were selling off their portfolio to retire stress free.

Very normal timelines though-nothing to stress about yet.

I’ve had to force the sale of property in a partnership through the court system and it’s time consuming and eats away at your profit and can ruin friendships and/or family relationships besides creating a lot of stress.

I felt sometimes I have to wait for the tenant's response to make decisions and sometimes if the tenant takes a long time to respond, I felt stressed.

This project was very stressful for me.

I’m stressed since I bought it using hard money & is costing me $45 per day (and unfortunately I have a small margin).

Coming to a resolution quickly, even if it means a payout, is certainly the best solution in terms of the stress involved. 

I would do what you can to eliminate the stress with the tenant so you can focus on the AC issue.  

I get it's tough paying $20/hr for mediocre help and do a lot myself for something to do, but thats different  than stress and indigestion.Hire and train some HS summer help or sell some.
