The real question is will the income of the property support the debt service of both the primary loan plus the debt service from the HELOC.

Hi while I know most wholesalers are not to fond of working with real estate agents...however I am open to the experience before I rule it out and looking to partner with a Real estate agent!

There was recently a post about giving money based on gross or net income that has been removed from the forum, and I think I may have inadvertently killed it by violating one of the forum rules....unintentional, I promise! 

The idea is to own enough rental property to support me when I need the extra help, fund my retirement, keep my parents healthy, and take care of my possible future family.

Most students want to be close enough to walk/bike so the only way you'd be able to lure them away is to have really cheap rent, which wouldnt support the cost to build new.If you do build on the lot, then I think you'd have better luck marketing to the medical workforce. 

However, I have no knowledge of the rules in America and what is recommended.
