If it's not a good neighborhood, and isn't seeing any type of renovation going on, I'd just sell it.

I did all the renovations myself and now it is on the market.

The two that are deemed unlivable, should I renovate them and use them to rent to own?

I may get some properties under contract that I don't see through to renovation, and I'll assign those contracts to any interested rehabber in the area.

You'll also have to have power to those vacant homes while you renovate them.R&M/Reserves: It's hard to give you a ballpark here since I don't know what the park looks like.

Sounds like you're doing things right.I gave up my "fun" years in univeristy, renovating property and managing tenants.

We bought it and I spent the next 4 months working on a complete gut renovation of the house, living in a tent out back, begging friends and family to help hang drywall, pull nails from the oak flooring we salvaged from another local home days before it was demolished, or carry in the concrete counters we made out in the driveway.

I purchased and lived in the property for a number of years and did a lot of renovations.  

The city is really trying to renovate that whole area, but that could take some time.
