Do you have some other place you could relocate them to temporarily? 

Also if your concerned about possible relocation in a few years let’s look at it a different way - what is the upside of the investment ?

I am relocating to the KC area with hopes to rapidly ramp up my RE investing in the next 18 months so I am trying to be conscious of timing. 

I imagine relocating within the next 3-5 years.

My job has been asking people to relocate to the California Bay Area for a raise but that seems like a ridiculous market I don't want to touch.If anyone in Northwest Indiana / Chicago Area has any advice on the multifamily market or has realtor suggestions please feel free to share.

There obviously isn't much you can do about that so instead of spending $10k on remodeling I'd lower the rent a bit or hire a management company that does relocations as well as normal renting to locales as it may open up your pool of candidates. 

Young people, new college graduates, recently divorced guys, singles who recently relocated to Denver, graduate students. 

On the other hand in giving 60 days notice I would not be paying them $900 to relocate.

Yet the areas still have a decent upside since they’re not far from downtown.A four plex in a decent part of town in DC seems like the smartest first move when relocating.

Don't let this escalate, as legal relocation can cost $thousands$.Start keeping records of mold inspection reports and your history of None Found per unit; it will assist to show it's tenant behavior and not environmental.
