Tom,I've never hard of that business model of an independent hard Money mortgage broker. most firms either broker and build relationships with private lenders and collect most of the Points or they pool funds and make a spread.I think your proposed model could work but customers could easily cut you out of the loop and go direct to the source.

The dog citations were in court at the same time, and it is relevant because it worked to get us a quicker return date (so much damage) It does matter if there are unsanitary conditions, like a sink full of dishes if they have been there for weeks and attract rodents.

Any correlation you think you see is a coincidence and I bet if you actually ran the numbers there wouldn't be any correlation at all.Since Tax Assessors are bulk appraising they do not account for differences in individual properties, be it custom features or needed repairs.

Happy to do this if your goal is to learn to price out a mortgage... some of my dudes, I've taught well enough that I send them the relevant rate sheet and they price their own mortgage out, including LLPAs, and circle the rate they want given their goals for this property.
