I just launched an app that helps real estate investors find homes in their area. It does all those tedious "back of the envelope" calculations for listings within 50 miles of your city and refreshes it...

I think it will get up above 6 months soon and may rise even further towards the end of the year pushing us into buyer market territory where prices fall.There are more available rentals on the market than there would normally be at this time of year.

With the potential for a Fed rate cut on the horizon, it's a great time to consider refinancing or purchasing a home.

Also, I think a newer building would make my life as a landlord a lot easier since I don't have much experience and wouldn't have to worry as much about stuff breaking down all the time. 

You need to determine how much asset protection you gain from the LLC versus how much you lose through either paying higher insurance premiums or taking the risk of not being covered when the time comes.

I spent a lot of time schmoozing folks when I was rebuilding a house in Gatlinburg. 

I opted not to buy because they are a little far from me and I was concerned about making timely repairs.

We are located a few hours from you and the "gray is out" is not the case here based on recent flips and quick sales.
