We like the ability to move quickly by paying cash but are concerned about having our money tied up.  

Beavercreek has many nice homes/condos and generally attracts a higher tiered tenant for that rental amount.

Or maybe he is a scammer and needs to move quickly before the real family gets wind on this.You can record anything, it does not mean the person selling had the right to sell. 

I’m thinking you’d need some other “circumstance” to quickly sell a property “bought for long term investment”, under a 1031.
