Suddenly, a Facebook unsolicited message from a college friend popped up on my phone.

It certainly does with the permitting department.

I’m a 19 year old college student (soon to be 20), and real estate investing has been on my mind constantly over the past year.

Key things to look for:(1) Experience - however much you deem acceptable(2) References - contact the last 3 customers they did similar work for(3) Compliance - be sure they're following local rules in regards to permitting/inspections (4) Specialty - a lot of guys say they do it all.

My plan is to sign with a brokerage near my college (Elon, NC) and do rentals in my free time while at school.

If you are working in NYC then I imagine you'll have a pretty w2 to show lenders, which some will allow college to account for years of work, so you could be looking at a sizable lendable amount.

I am a new investor trying to househack in Bryan/ College Station, Texas. 

I was wondering if that is enough to secure a source to finance the project. from my understanding development financing usually comes in much later when a building permit has been secured from the city.
