I usually receive a large bonus from work in late June so July 2025 is my target date to buy my first piece of property, although I realize opportunities may arise before then. 

I am not exactly sure what would be the best option for me but willing to hear out what people think would be a good idea.

Now, you need pages and pages of documents signed and notarized and you still are not sure if you are dealing with an honest person.There is certainly more than enough money in the investor arena to go around for everyone, but many people choose to conduct unethical business anyway.
