Central (just East of 14 around Division/Sierra Hwy) is older stuff and fairly Ghetto ... good cash flow on paper, but management intensive and I'd avoid as a newbie.

If you know where to look you can get just about any mobile home in a park financed for a buyer so there is no great reason to carry paper.

The newer properties and neighborhoods tend to bring A paper tenants but smaller returns, while the older neighborhoods and older apartment buildings offer higher returns but also come with a more selective screening process for tenants.

The reason of the backup was found to be paper towels (that do not dissolve in the water) in the sewer pipe that were thrown in there by the tenants, and caused the obstruction.
