All the  builders I work with offer a bumper to bumper warranty for 1year.

@Kevin Vasquez what you are being offered is close to par on what you can expect for a low value refinance.

I attempted 6 offers in Indy intending to BRRRR.

The buyer is willing to offer $50k for the property as part of a seller financing deal with a chunk paid at the beginning and the remaining amount spread across 5 years and after which, the buyer will refinance and take over the mortgage.

Now the debate of where rates "should be" would be based on the quality of product each person/owner offers. 

I'm going to look at 3 more properties tomorrow and after getting a better handle on numbers in the last few days, we should be putting in some offers very shortly!

Many CPAs do not do not provide this service at their practice so that may give you an indication on what it takes to do it correctly.
