I read lots of articles that said that almost everyone was going to need to file a 3115 when the new tangible property regs were released...then as we all learned that wans't the case.

For a newer home (late 90s - early 2000s) the water/sewer lines and electrical system are typically not a concern but always verify.If you plan on owning a SFR for 35-40 years, you are guaranteed to need to replace a furnace, water heater, all appliances, and the roof at a minimum.  

I can't wait to get started investing and am doing my best to be informed, rational and thorough to set the tone for my RE biz.  

Everyone above has great points regarding content, but you can also often get a feel for tone.  

Our rental association recommends a nice form with the tone of "did you forget rent" rather than jumping right to the pay or quit notice.  

To properly split up electrical and gas you are probably going to need to do a gut rehab, as most of our walls are plaster without conduit.  

You're going to need to give some more specific information.

It's the terms sometimes in the ad that makes and sets the tone for whom responds. 

They are most likely going to need a letter from you to their mortgage company stating they are in good standing with their rent.
