@Dwight CookI second the comment to just rip the band aid of its easy to rent the units If it's not so easy raise em all a little and push the very low units closer to realityThis should mitigate losing a few tenants at once while moving you closer to your goal of market ratesI've had success with a 2 year plane to take a smaller financial loss of rent potential while avoiding high vacancy and all the effort to replace a good tenant.

Even though you mostly need their involvement on property one, I would bring them in either on the easier property (#2) - if you believe you can discharge them quickly - or on both to mitigate their risk a little.You can then get the easier property (the second one) turned around and off the books quickly - and payback your private lender - while slowly working your way into the more involved rehab.

That is one strategy to mitigate the loss of the summer rental income, a lease from Aug to Aug, but knowing the tenant is going to break the lease in May, but will pay basically pay through June.Another cost to be aware of is that college students tend to be rough on stuff, so be sure you are accounting for appropriate repairs.This isn't to say don't move forward, just make sure your analysis is sound.

I think this risk could possibly be mitigated by imposing a 2 or 3 day minimum to avoid the 1-day party demographic or maybe avoid marketing on AirBnB and focus on sites such as VRBO (still studying this myself).
