The first step is physically the easiest but mentally it is the hardest.

The mental side of investing comes before the physical can take place!

I'm a firm believer in "it's cheaper to keep them" but it does become exhausting chasing rent every month. 

My mentality has completely changed and I can't wait to make my first purchase and begin the real estate journey.I'm already grateful that I've come across this forum and all this information at a relatively young age and I'm ready to jump in and start learning from hands-on mistakes. 

It makes economic sense but where I am running into my “mental block” if you will, is this would be my first deal ever and am kind of in a state of paralysis since I don’t know if this is something I should go all in for and just do it or try and find a partner to help handle it.

Throughout this “quarantine” period since April, I’ve been spending time at home with myself and my mind and that led me to finding out what I love to do, my weaknesses, and mental limitations.

I would never rent to the first applicant because they qualify since there may be many more applicants who are more-qualified.Other than the necessity for an applicant to have a history of having adequate cash on-hand to cover their rent and other expenses, some of the most-important factors I consider are the things that tell me whether or not the applicant will keep the place clean, be free of mentally aggravating issues, etc..Here is an example.

The mental exhaustion just isn’t there anymore and I’m grateful for that.I’ve ran into quite a bit of road blocks since leaving my 9-5.

I do understand that right now I'm struggling under the weight of "I don't know what I don't know" mentality.

Maybe you’ve exhausted every ounce of skills and education you feel you could from an accounting job and then you become a CPA for investors?
