The question is where the report states combined loan to value 89% and estimated equity $10,128, is that based on when the mortgage was taken out or is that updated based on the amount of the loan that remains unpaid + associated fees?

Investors are now stuck with a shell that is not rentable, can't be sold on the open market anywhere close to the price they bought it for, and they can't hire a US based attorney without spending at least another $10k to fight ABC.After much deliberation, ABC recently offered to buy it back for the same amount, but have not filled out the contract fully, have not presented any estimation of closing costs to the investor, and have not allowed the investor to be represented.
