Bates-Hendricks doesn't look like the worst area, but schools rated pretty low and higher than average crime for Marion County.

Said they were rented for $750k which is low... really depends on condition and location though....Hope this information helps. 2/1's should rent for $800 to $1200 depending on condition and location.

Comps are between 250k on the low end and up to 280k.

Areas are low income with avg. rent 600-900 bucks.

But could you guys (You & Mike Cumbie) name a few PCs on the low budget side.

Any and all help, direction, or insight in what you all are doing to mitigate risk and take advantage of fixed low-interest rates would be great!

The minimum investment amount can be as low as $10 for some of the properties, though Groundfloor is only available in some states (MA, MD, DC, VA, GA, IL, TX, WA, CA at the time of this writing).

I would imagine rents are fairly low even in the B+ areas, which is probably where I would want to look most likely.

Don't try to make big bucks - shoot for $5000 or so... keep it low key and simple.
