First, establish an online presence and join local groups and orgs to get your name out.

Brandon Rush lists many REI meetup events in CT on Facebook, so I'd recommend joining a couple groups to make local connections.

Long term rentals to locals I would reccomend elsewhere though.

Talk to some local PM companyAccounting - 1 size fit all or you can have multiple ones that handles the property level and the corporate level.
