My preference would be to use vinyl since this is a standard rental, but I would consider hardie plank if folks feel that would do a superior job at preventing the racoons from clawing their way back in.

They should have gone through it with you just after they did the inspection and walk through the property with you.A lot of the inspectors use standard forms which makes for a lengthy report most of it with filler.

From my experience the home building industry didn't really become standardized in any way until after WW2, so that homes built prior to that can vary wildly.
