My guess is you are advertising and you don't have it under contract, you advertise it but you never ad an address this brings up red flags instantly.

If any of my tenants get out of hand I get a phone call instantly from one of the neighbors watching out for me.Do a google search and you will find that landlords are responsible for bad tenants if they know about it.
