Finding Cash Buyers in the Hunstville, Al area

I am having difficulty finding Cash buyers. I have Earnest Money, a great Real Estate Agent, two good Title Companies, a great Handyman for advice, access to Transactional Funding, and plenty of Properties; but, I just can't find good Buyers! The individuals I have found so far, are at best luke-warm, and I guess I fear being left at the alter once I get a property under contract. I am working primarily with REOs, because the 12 FSBOs I have worked with so far have unrealistic ideas about the value of their properties. REOs are no drama. If anyone can point me to some real cash buyers, I would be most appreciative. P.S. In case you are wondering, I have googled for buyers, cold called rental adds, used bandit signs, networked with other investor wholesalers (but they won't give up their contacts), gone to auctions, and placed ghost adds in the paper and on-line....nothing!

Have you posted your deals on Craigslist? If they are really wholesale deals, I'd expect buyers to contact you. You'll have to weed out the non-cash tire kickers.
